Has Your Listing Gone Stale? 5 Ways a Sellers Pre-Inspection can help

possibly even  "Move-In" Certified or Green Certified

List Your Home As Pre-Inspected & Post The Sign In Your Yard
Weather  you’re selling your home on your own (FSBO) or using an agent to list it if your home is not attracting attention, your listing may be getting stale.  Sometime a Seller's home inspection report can be just the thing to give your listing the momentum it needs to sell. Here are 5 ways a Seller's Pre-Inspection can help a stale listing.

Tell Everyone Your Home Is Pre-Inspected to Sell
  1. An inspector will have a fresh set of eyes and is trained to recognize ​ things that can effect the value of a home.  A Seller's Pr-Inspection allows you to see your home through the eyes of a critical and neutral third party. It also alerts you to immediate safety issues that may be off putting to prospective buyers and agents. There may even be some simple repairs that could be made to improve the chances of loan approval.
  2. The Seller's Inspection allows you to take the time to shop for competitively priced contractors to make repairs so you home will be in better shape when your listing is updated.
  3. If your home is in good shape it may qualify as Move-in Ready.  A Move-In Certified™ home has been pre-inspected and found to have no   no major defects, systems in need of immediate repair or replacement, and no known safety hazards.
  4. Your Home Can Be Marketed as Pre-Inspected. The Seller's Inspection comes with online public report results & Open House Kit with cards & Yard Sign to help you attract new interest in your home.
  5. In some cases, the pre-sale inspection becomes the seller's disclosure of condition report, and all of those things listed in the inspection report can no longer be used as part of the buyer's inspection contingency. This can help avoid 11th-hour negotiations and closing delays.

Take into consideration solds and listings that have occurred since the listing- If the listing has not sold within a certain period of time then there could be more recent data to base a different list price on. Maybe some homes have sold since the home was listed or others have come onto the market.
Active listings, aka: competitive listings, are something most people don’t consider. If there are other similar homes for sale that are priced more competitively and to the market than yours they’re probably going to sell more quickly. If you want to sell your home then you better get a more accurate list price that reflects the current market, or it will never sell.
